Airbnb management

Airbnb Management for Landlords

Airbnb management is the professional operation of a short-let property on an owner's behalf. MJ3 manages the practical work behind the listing — from onboarding and launch to guest communication, changeovers, maintenance coordination and monthly reporting.

This service suits landlords, property owners and investors who want a hands-off operation, but it starts with an honest suitability assessment. Not every property or location is right for Airbnb. Our wider MJ3 operation also provides accommodation solutions for corporate, contractor and insurance requirements across the UK. Find out more about MJ3 Relocations.

A complete operation

What Does Airbnb Management Include?

Professional Airbnb management covers the operational tasks required to run a short-let property day to day. A professional Airbnb manager should do more than answer messages — we coordinate the operational detail that keeps a property ready, bookable and properly looked after.

Property Onboarding

Assessment, compliance checks, furnishing and setup guidance, photography and everything needed before the first guest arrives.

Listing Management

Listings created and maintained on Airbnb, Booking.com, Vrbo and a direct booking site, with calendars kept in sync.

Pricing & Revenue Management

Nightly rates, minimum stays and availability reviewed against live market and booking data rather than left on a static rate.

Guest Management

Enquiries, screening, check-in and check-out coordination, in-stay support and review management, handled by us.

Housekeeping & Linen

Professional changeover cleaning, hotel-standard linen and consumables restocked between every stay.

Maintenance Coordination

Issues reported, triaged and resolved through trusted local trades, with owner approval on anything significant.

Owner Reporting

Clear monthly statements showing bookings, income and costs, plus ongoing recommendations for the property.

In practice, that can include property onboarding, listing creation and optimisation, photography and content coordination where applicable, guest communication, booking management, pricing and revenue management, calendar management, check-in and check-out arrangements, cleaning and linen coordination, maintenance coordination, guest issue resolution, property checks where appropriate, owner reporting and ongoing optimisation.

The exact service depends on the individual property and the agreed management arrangement, and we will be clear with you about what is included before anything is signed.

The MJ3 management model

How MJ3 Manages Your Property

MJ3 takes responsibility for the day-to-day operation of your property so you do not have to manage individual guest enquiries, bookings, cleaning coordination and routine operational issues yourself.
Furnished open-plan living and dining area with a kitchen beyond, prepared for short-stay guests

You remain the owner and retain visibility over the decisions that matter. MJ3 manages the operational process — guests, changeovers, housekeeping, maintenance coordination and the booking channels — while significant maintenance or property decisions are discussed with you before action is taken.

The aim is a genuinely hands-off operation without losing oversight: you know what is happening with your property, but you are not the person holding the phone when a guest locks themselves out or a cleaner calls in sick.

A good management service should make ownership simpler, not less informed.

Monthly reporting gives you a clear record of bookings, income and costs, and personal dates can be planned into the calendar where the arrangement allows.

Who it is for

Who Is Airbnb Management For?

Airbnb management can be a good fit when you have a suitable property but do not want to be the person responsible for every enquiry, clean, lockbox and maintenance call. Not every property or owner will necessarily be suitable — that is why we start with an assessment.
  • Private landlords with a suitable apartment or house in a location with consistent short-let demand
  • Property investors who want a clear operational partner rather than another listing platform
  • Property developers with completed units needing a professional operation
  • Owners who already have an Airbnb or short-let and want a more organised management setup
  • Owners considering moving from traditional letting to short-term letting
  • Owners who want professional, hands-off operational management
  • Owners who want to use their property personally at certain times, where the arrangement allows

Not sure whether your property fits? Our property suitability assessment explains what we look at before recommending short-term letting.

Existing Airbnb properties

Already Have an Airbnb or Short-Let?

MJ3 can work with owners who already have a short-let in operation. We can assess your existing setup and, where appropriate, take over ongoing management with a planned handover around any confirmed bookings.

As part of that assessment we can review:

  • Your existing listing and how it is presented
  • Current pricing and how it responds to demand
  • Guest experience and communication
  • Reviews and recurring guest feedback
  • Availability and calendar settings
  • Operational processes and changeovers
  • Cleaning and linen arrangements
  • Maintenance handling
  • Overall positioning against comparable properties

Taking over an existing operation is not about promising to transform results overnight. It is about applying consistent, professional processes to the areas that can realistically be improved, and being honest about the areas that are driven by the property or location itself.

We will not promise that switching to MJ3 will automatically improve earnings — but we will give you a straightforward view of how your property is currently run and what professional management would change.

The onboarding process

From First Assessment to a Live, Managed Listing

We start with the property, not a promise. The assessment considers location, condition, layout, likely demand, permissions and your objectives before anything goes live.
  1. 01

    Initial property assessment

Tell us the basics and we will arrange a proper conversation about the property.

  2. 02

    Suitability and operational review

We assess suitability, local demand and the practical requirements of running the property as a short-let.

  3. 03

    Preparation

We coordinate the practical setup and work through the essentials before launch.

  4. 04

    Listing and setup

Listings are created or refined on the relevant channels, with pricing and calendars configured.

  5. 05

    Launch or management takeover

The listing goes live, or an existing operation transfers across with a planned handover around confirmed bookings.

  6. 06

    Ongoing optimisation

We run guests, changeovers, maintenance, reviews and owner reporting, and keep refining pricing and presentation.

Guest management

What Guest Management Involves

Guest management is the part of short-letting most owners underestimate. It is the communication layer that sits around every booking, from the first enquiry to the follow-up after departure.
  • Responding to pre-booking enquiries and questions about the property
  • Booking communication and confirmation
  • Arrival information and check-in arrangements
  • Communication during the stay, including questions and routine issues
  • Coordinating solutions when something goes wrong
  • Check-out communication and departure arrangements
  • Review and request follow-up where appropriate

Guests get prompt, professional communication through the booking channels, and issues are handled by a team rather than landing on your phone. Consistent guest care is also what protects reviews — and reviews are what protect future bookings.

Pricing and revenue management

How Pricing Is Managed

Short-let pricing needs to respond to market conditions. The objective is to position your property appropriately — not simply to set the highest possible nightly rate and hope.

Pricing is reviewed against factors such as:

  • Local demand and booking patterns
  • Seasonality
  • Local events and one-off demand spikes
  • Weekday versus weekend patterns
  • Competition from comparable properties
  • Your property's characteristics and guest capacity
  • Availability and lead time
  • Market positioning

It is worth being clear about what pricing management is not. It is not a guarantee of income or occupancy, and no management company can promise a specific earnings figure without assessing the individual property. Gross accommodation revenue is also not the same as profit — cleaning, linen, utilities, platform fees, maintenance and management costs all come out of the headline number.

Cleaning, linen and maintenance

Operational Management Beyond the Listing

Professional Airbnb management extends well beyond the online listing. The physical operation — the part guests actually experience — is where standards are won or lost.
  • Cleaning coordination between stays, preparing the property for each arrival
  • Linen coordination so bedding and towels are fresh and consistent
  • Replenishing consumables and guest essentials
  • Maintenance coordination and reporting issues as they arise
  • Arranging appropriate contractors or trades where required
  • Property checks where appropriate, so small issues are caught early

Owners may remain responsible for certain property costs, repairs or replacements depending on the management arrangement — for example significant repairs, appliance replacements or building-related costs. We are upfront about where those lines sit before you commit.

Our landlord FAQs explain which costs owners typically still pay under a management arrangement.

Owner reporting

What Owners Can Expect

Hands-off should not mean in the dark. Ongoing management includes clear visibility of how your property is performing and what is happening with it.

Bookings

Visibility of upcoming and completed bookings, so you always know when the property is occupied.

Performance information

Revenue and performance information through monthly reporting, giving you a clear record of bookings, income and costs.

Property issues

Prompt notification of property issues, with significant maintenance or property decisions discussed with you before action.

Maintenance matters

Updates on maintenance work, replacements and any contractor visits arranged on your behalf.

Operational updates

Relevant operational updates — regulatory changes, seasonal patterns or anything that affects how the property is run.

One point of contact

A single team responsible for the whole operation, rather than separate cleaners, platforms and trades to chase.

Where we operate

Where Does MJ3 Provide Airbnb Management?

MJ3 is based in the North West, and North West England is our primary geographic focus. Selected properties elsewhere in the UK may be considered where we can provide reliable operational support day to day — but coverage always depends on the individual property and its operational requirements, and we do not offer blanket UK-wide management.

Being local matters in short-let management. Cleaning, maintenance and guest issues all need people who can actually reach the property, which is why we are deliberate about where we operate rather than claiming to cover everywhere.

See our current short-let management locations, read our guide to Airbnb management in the North West, or see how we assess local demand in our Manchester short-let management guide.

An honest starting point

Not Every Property Is Suitable

Professional Airbnb management is not automatically appropriate for every property, and we will tell you honestly if we do not think short-term letting is the right route for yours.

Suitability depends on factors such as:

  • Location and local demand
  • Property type and layout
  • Guest capacity
  • Parking and transport access
  • Condition and presentation
  • Local competition
  • Operating costs
  • Restrictions — lease, mortgage, planning or building rules
  • Your objectives as the owner

That is why every engagement starts with an assessment of the property, its location and your objectives before we recommend whether short-term letting appears appropriate. A good location does not guarantee a suitable property, and a good property does not guarantee suitable demand — the two have to work together.

Read our full guide to whether your property is suitable for short-term letting.

Management versus self-management

Airbnb Management vs Self-Management

Self-management gives you direct control, but it also makes you responsible for everything that comes with running a short-let. Professional management trades some of that control for a properly run operation.

Self-managing owners handle guest enquiries, booking administration, pricing, cleaning, maintenance, guest issues, check-in and check-out, reviews and ongoing optimisation themselves. For some owners — particularly those living close to one property with time to spare — that can work well.

Professional management takes responsibility for those activities, reducing your operational workload to oversight rather than day-to-day involvement.

We would not claim professional management will always produce higher profit — management fees are a real cost, and the right answer depends on your time, expertise, the operational complexity of the property, how involved you want to be, the property's suitability and the overall costs.

Our FAQs cover self-management versus professional management in more detail.

Why owners choose professional management

The Practical Benefits, Without the Hype

Owners use professional Airbnb management for straightforward reasons — not because of promises about income, but because running a short-let well is a real job.
Less day-to-day involvement in the operation
Professional, consistent guest communication
Consistent operational processes rather than ad-hoc arrangements
Pricing and listing management that responds to the market
Coordinated cleaning, linen and maintenance
Better visibility of property performance through reporting
One point of contact for the whole property operation

What we will not do is guarantee higher income or profitability. What we will do is run the operation properly, report honestly, and tell you clearly what is and is not working.

Can MJ3 take over an existing Airbnb listing?

Yes. We review the existing listing, calendar, pricing and operational setup, then plan a smooth handover around any confirmed bookings.

What does the owner still need to do?

You remain the property owner and approve decisions that need your input. We run the day-to-day operation and provide clear monthly reporting.

Does MJ3 only manage Airbnb?

No. Where appropriate, we use Airbnb alongside Booking.com, Vrbo and direct booking channels, keeping the calendars synchronised.
