What does Airbnb management include?

Full Airbnb management covers property onboarding, listing creation and optimisation, pricing and availability, booking and channel management, guest communication, check-in and check-out coordination, housekeeping and linen, maintenance coordination, review management and owner reporting. The aim is that the day-to-day operation runs without your involvement.

How does short-let management work?

We assess the property, prepare and photograph it, build and launch the listings, then run the day-to-day operation on your behalf. You receive monthly reporting and are only involved in decisions that genuinely need you. You can read more about how our management service works step by step.

Can MJ3 manage an existing Airbnb?

Yes. We regularly take over properties that are already listed. We review the existing listing, pricing and operational setup, then transition it across with as little disruption to forward bookings as possible.

Do I need to live near my property?

No. Management is designed to be fully hands-off, so owners do not need to be local or available. Everything operational is handled by us.

Who handles guests?

We do. Enquiries, booking questions, arrival instructions, in-stay issues and post-stay reviews are all handled by MJ3, not by you.

Who handles cleaning?

We arrange professional changeover cleaning and fresh linen between every stay, along with restocking of guest consumables.

Who handles maintenance?

We coordinate maintenance using trusted local trades. Minor issues are dealt with promptly and anything significant is agreed with you first.

What types of properties do you manage?

Primarily apartments and houses that suit short-let or serviced accommodation use — typically well-located, well-presented properties with the right layout for guests.

Is every property suitable for short lets?

No, and we will tell you if yours is not. Suitability depends on location, demand, property type, condition, regulations and your own objectives. A property suitability assessment is the sensible first step before committing to anything.

What locations do you cover?

We are based in the North West and manage suitable properties across selected UK locations where we can provide reliable operational support. You can see the areas we currently cover, or ask us directly if you are unsure about your area.

How much does Airbnb management cost?

Management fees vary depending on the property, the level of service and the management arrangement, so there is no single figure that applies to every landlord.

When comparing companies, look beyond the headline management fee and compare what is actually included:

  • the management fee itself
  • services included versus services charged separately
  • guest communication and availability
  • cleaning and housekeeping coordination
  • maintenance handling
  • pricing and listing management
  • owner reporting
  • onboarding or setup costs, where applicable

The correct comparison is the overall value and scope of service, not simply the headline management fee. We have written a fuller breakdown in our article How Much Does Airbnb Management Cost in the UK?

What costs do landlords still pay when using an Airbnb management company?

Professional management does not necessarily mean every property expense disappears. Management covers the operation of the let, but the underlying costs of owning and running the property usually remain with the owner.

Depending on the arrangement, landlords may still be responsible for:

  • utilities and council tax where applicable
  • insurance
  • mortgage or finance costs
  • property maintenance and repairs
  • replacement items and furnishings
  • guest consumables
  • platform or booking fees, where applicable
  • cleaning costs, depending on the management arrangement
  • the management fee itself

The exact cost structure varies between management companies and individual agreements, so it is worth confirming precisely who pays for what before signing anything.

How much can my property earn as a short-let?

Honestly, there is no reliable generic figure — potential income varies significantly from one property and market to another. National averages can provide useful context, but they are not a reliable way to estimate what a specific property could achieve.

What a property can earn depends on factors including:

  • location and local demand
  • property type and number of bedrooms
  • seasonality and occupancy
  • achievable nightly rates and local competition
  • property quality and presentation
  • operating costs and management costs

A realistic estimate should be based on your specific property and its market rather than a headline number. The easiest way to get one is a free, no-obligation property suitability assessment from MJ3.

Is Airbnb management worth it?

Airbnb management can be worthwhile for landlords who value their time and want professional support, but it is not automatically the right option for every property or landlord.

It tends to make sense for owners who value:

  • saving time and reducing day-to-day involvement
  • professional guest communication, around the clock
  • pricing and listing management handled for them
  • housekeeping and maintenance coordination
  • having one company manage the whole process

On the other hand, management fees reduce gross revenue, and some landlords genuinely prefer to stay hands-on and self-manage. Whether it is worth it depends on the property, your objectives and the expected economics — we would rather talk that through honestly than promise a return. Our Airbnb management page explains the service in more detail.

Should I manage my Airbnb myself or use a management company?

Both approaches can work — the right answer depends on your circumstances, your property and how involved you want to be.

Self-management can make sense if you:

  • have sufficient time to give the property
  • are comfortable handling guests and their messages
  • can manage pricing, listings and calendars
  • can coordinate cleaning and maintenance
  • are available to deal with problems when they arise

Professional management tends to make more sense if you:

  • want a more hands-off arrangement
  • have multiple properties or limited time
  • live away from the property
  • do not want to handle guest communication
  • do not want to coordinate cleaning and maintenance
  • value professional operational support

Neither route is inherently better — it is about which fits you. If you want to understand what professional management involves before deciding, see how our management service works and our short-let advice and resources.

How do I know if my property is suitable for Airbnb?

Suitability depends on a combination of factors, and not every property is automatically right for short-lets — we would rather tell you that honestly than take on a property that will not perform.

The main considerations include:

  • location and local demand
  • property type, layout and condition
  • guest appeal and accessibility
  • parking, where relevant
  • local rules and restrictions
  • landlord or freeholder permissions, where applicable
  • expected revenue versus operating costs

The most reliable way to find out is a proper assessment. Start with Is My Property Suitable? and we will give you a straightforward answer.
