Guaranteed rent

Guaranteed Rent for Landlords

A fixed monthly rent with less day-to-day involvement. MJ3 leases suitable properties directly from landlords, typically for 2–5 years, paying an agreed fixed monthly rent. We then generally operate the property as serviced accommodation or short-term accommodation.

Guaranteed rent is a selective offering — it is not available for every property, and MJ3 makes the final decision on whether it will be offered.

What it means for you

A longer-term arrangement built around certainty

Under a guaranteed-rent arrangement, MJ3 contracts directly with you and takes a lease of your property. We pay you an agreed fixed monthly rent for the term of the agreement, and MJ3 operates the property — generally as serviced accommodation or short-term accommodation.

The agreed rent continues even if the property is vacant, subject to the contractual terms. MJ3 takes responsibility for the property's agreed running costs, including gas, electricity, water and council tax, which are paid directly to the relevant providers during the arrangement. For you, that means certainty over the rent payable under the arrangement and significantly reduced day-to-day involvement, within a longer-term contractual framework.

The process

How MJ3 guaranteed rent works

A clear sequence from first conversation to an agreed monthly rent.
  1. 01

    Tell us about your property

Share the location, layout and a few practical details about the property and what you are hoping to achieve.

  2. 02

    MJ3 assesses the opportunity

We assess the property individually, looking at suitability for serviced accommodation and the operating economics of the arrangement.

  3. 03

MJ3 decides whether to offer guaranteed rent

Guaranteed rent is not automatically available for every property. MJ3 makes the final decision based on the property's suitability and the commercial viability of the proposed arrangement.

  4. 04

We agree the rent and contractual terms

If we proceed, we agree the fixed monthly rent, the term and the specific responsibilities on each side before anything is signed.

  5. 05

MJ3 leases and operates the property

MJ3 takes a lease of the property and operates it, generally as serviced accommodation or short-term accommodation.

  6. 06

You receive your agreed monthly rent

You receive the agreed monthly rent under the arrangement, including during vacancy, subject to the contractual terms.

The benefits

Why landlords consider guaranteed rent

Guaranteed rent is designed for owners who value certainty and simplicity over managing the operating side themselves.

Rental certainty

An agreed fixed monthly rent gives you certainty over the rent payable under the arrangement rather than exposing you to variable short-let performance.

Less day-to-day involvement

MJ3 leases and operates the property, so the day-to-day workload sits with us rather than with you.

No dependence on guest occupancy

Your agreed rent does not rise or fall with bookings. It continues during vacancy, subject to the contractual terms.

Running costs handled by MJ3

MJ3 pays the agreed gas, electricity, water and council tax costs directly to the relevant providers during the arrangement.

Agreed operational maintenance

MJ3 handles agreed operational maintenance, subject to an agreed maintenance limit per incident.

Longer-term arrangement

Typical arrangements run between 2 and 5 years, giving a longer-term framework on both sides.

No minimum portfolio size

There is no minimum number of properties. You can approach MJ3 with a single property.

Responsibilities

What MJ3 takes care of

During the arrangement, MJ3 takes care of the day-to-day accommodation operation, including guest and occupant management where applicable, the agreed gas, electricity, water and council tax costs paid directly to the relevant providers, and agreed operational maintenance, subject to an agreed maintenance limit per incident. In short, we handle the property operations associated with the serviced-accommodation model.

You can see how this operating model works in practice on our serviced accommodation management and short-let management pages.

What remains with the landlord

The landlord remains responsible for specified property-owner obligations, including costs such as gas and electrical certification. MJ3 can coordinate these requirements on your behalf, but we do not assume every legal or statutory responsibility of the property owner.

Property criteria

What properties do we consider?

We consider properties broadly within the same types and locations as our wider short-let and serviced-accommodation operation — North West-based, with selected UK locations where we can provide reliable operational support. You can read more about where we operate and what makes a location workable.

Meeting our general property criteria does not automatically mean guaranteed rent will be offered. MJ3 makes the final decision on whether to offer a guaranteed-rent arrangement.

Our assessment looks at

  • Location and local demand
  • Property type and layout
  • Condition and presentation
  • Accessibility, transport and parking where relevant
  • Local competition
  • Seasonality and demand patterns
  • Operating costs
  • Regulatory and property requirements
  • Suitability for serviced accommodation
  • Overall commercial viability of the arrangement

Our property suitability guide explains the general criteria in more detail.

Two routes, one team

Guaranteed rent vs Airbnb management

Neither option is automatically better. Guaranteed rent prioritises certainty and simplicity, while Airbnb management allows the landlord to retain the property's operating income and potential upside.

Guaranteed rent

  • Agreed fixed monthly rent
  • Typically a 2–5 year arrangement
  • MJ3 leases the property
  • Your agreed rent does not depend on guest occupancy
  • MJ3 pays agreed running costs directly to providers
  • MJ3 handles agreed operational maintenance
  • Prioritises certainty and reduced involvement
  • The upside is defined by the agreed rent

Airbnb / short-let management

  • You retain ownership and the operating economics
  • Income varies with bookings, occupancy, nightly rates and market conditions
  • MJ3 manages the property on your behalf
  • Potential for greater income, but no guaranteed income
  • Better suited to landlords who want to retain the potential upside of short-let performance

Our property management services page sets out the full range of options if you are still weighing up the right route.

Is it right for you?

Who is guaranteed rent suitable for?

Guaranteed rent tends to suit landlords who prioritise predictable monthly rent, reduced involvement, longer-term certainty and avoiding exposure to guest occupancy fluctuations — and who are comfortable with MJ3 operating the property.

Certainty on one side, potential upside on the other.

Landlords seeking the maximum potential return from strong short-let performance may prefer a management arrangement instead, where income reflects bookings and market conditions rather than a fixed agreed rent.

MJ3 decides whether to offer guaranteed rent

Guaranteed rent is a selective offering. We assess every property individually and decide whether a guaranteed-rent arrangement makes commercial and operational sense for MJ3. A property may be suitable for our management service without being suitable for a guaranteed-rent lease.

It is also not available in every location. If a guaranteed-rent arrangement is not the right fit, we will tell you honestly and, where appropriate, explain the alternatives through our management services.

Landlord FAQs

Guaranteed rent, answered plainly

Is the rent really guaranteed?

MJ3 agrees a fixed monthly rent with the landlord as part of the contractual arrangement. MJ3 continues paying the agreed rent even when the property is vacant, subject to the terms of the agreement.

How long is the guaranteed-rent agreement?

Typical arrangements are between 2 and 5 years, depending on the property and the agreed contractual terms.

What happens if there are no guests?

The landlord's agreed rent does not depend on whether the property is occupied by guests. MJ3 continues paying the agreed rent under the contractual arrangement, subject to the agreement.

Who pays the gas, electricity, water and council tax?

During the guaranteed-rent arrangement, MJ3 pays the agreed gas, electricity, water and council tax costs directly to the relevant providers, rather than these costs being paid to the landlord.

Who is responsible for maintenance?

MJ3 handles agreed operational maintenance responsibilities, subject to the maintenance limits and terms agreed with the landlord. The landlord remains responsible for specified property-owner obligations.

Can MJ3 use my property as Airbnb or serviced accommodation?

Yes. The primary intention of the guaranteed-rent model is generally to operate suitable properties as serviced accommodation or short-term accommodation.

Do I need multiple properties?

No. There is no minimum portfolio size. MJ3 can consider individual properties where they meet the relevant criteria.

Is guaranteed rent better than Airbnb management?

It depends on the landlord's objectives. Guaranteed rent prioritises certainty and reduced involvement, while Airbnb management allows the landlord to benefit from variable short-let income and potential upside.

Does every suitable property qualify for guaranteed rent?

No. MJ3 makes the final decision on whether guaranteed rent will be offered. Each property is assessed individually based on suitability and the commercial viability of the proposed arrangement.

Want to know whether MJ3 would consider your property for guaranteed rent?

Submitting an enquiry does not mean guaranteed rent will automatically be offered — MJ3 will assess the property and determine whether the arrangement is appropriate.
